WHAT WE DO

    In reality, there are no straight forward answers, as it is exactly that — a process.

    We do our best to work within your timeline and budget, both of which depend on the size, complexity and customization of each project.

    The main steps in the architectural design process are however constant:

    • Initial Consultation + Site Analysis

    • Design + Drafting

    • Drawing Production + Engineering Coordination + Costing

    • Permitting + Approvals

    • Build Support

    We meticulously guide Clients through each phase to put them at ease.

  • Our deliverables at the the end of the process, are not limited to, but usually include the following architectural drawings + documents:

    • Site Plan

    • Floor Plans (one for each level)

    • Exterior Elevations

    • Building Section(s)

    • Construction Details

    • Construction specifications (building materials and products)

    • Consultant drawings + documents (Engineering: Structural, Mechanical, etc.)

    • Permit (in-hand!) + Build Approvals

    Our BCIN* seal or stamp is applied to each architectural drawing sheet.

    Permit submission requirements vary from municipality to municipality, but typical Building Department requirements include completed application forms from the design team in addition to the sealed documents listed above.

  • We are open to collaborating on:

    • new builds (single-detached, semi-detached, 3 storey buildings)

    • additions (1 storey, 2 storey or full second storey)

    • renovations (remove a load-bearing wall or create a second suite)

    • interior alterations (reconfigure an existing layout on one floor)

    For:

    • homes + secondary dwellings (coachhouses, laneway houses, garden suites)

    • cottages + guest accommodations (cabins, boathouses)

    • places of business (studios, offices, co-working spaces, cafés, retail)

    As BCIN* Designers, we are certified with the Ministry of Municipal Affairs and Housing (MMAH) to provide design for Houses + Small Buildings:

    • not exceeding 600 square metres (6,458 square feet) per floor in building area and

    • up to 3 storeys in building height

    • permitted uses include residential, commercial + limited industrial occupancies

  • Founded in 2023 by mother of five, outdoor fitness enthusiast, architectural designer and insured professional consultant, holder of a Bachelor of Architecture (B.Arch) from the University of Toronto and BCIN* Designer credentials, Christine Bellerby.

    Lifestyle plays a significant role in designing flexible spaces. From first-hand experience, our Founder truly understands how to adapt spaces to changing family or work needs.

    Prior to commencing small-scale architectural design consulting work, our Principal Architectural Designer interned in Toronto and Montreal with reputable architecture firms specializing in large-scale complex buildings for over a decade.
