SERVICES

  • We connect for 30-45 minutes. You bring any questions regarding the design, permit and/or build process and we provide support, advice, resources and considerations for your proposed project.

    We bring value with years of industry experience, professional qualifications, technical skills, creative talent, formal education and training, as well as, a network of consulting engineers and contractor expertise to tap into.

  • Not ready to dive right in or just exploring ideas? We can provide conceptual design (2-3 iterations) for your new build, addition, renovation or interior alteration for your consideration and to determine the scope of work before moving forward with next steps.

    We can also create visual inspiration boards to communicate your vision, if help with this is needed.

WHAT WE OFFER

  • We meet with you for up to 2 hours on-site to tour your home/property. We take notes, pictures and preliminary measurements. We float preliminary ideas for adapting your space to your changing needs.

    We make recommendations. Initial Concept Sketches and meeting notes with action items (it’s easy to forget everything we discuss) are included.

  • We measure, sketch, design, draft (CAD) and coordinate engineering (Structural, Mechanical, etc.) for your proposed project for your review and approval.

    3D modelling/visualization can be offered, if required.

    This is a good time to approach contractors and/or cost consultants for price estimates.

  • We look into, on your behalf, what can (or cannot) be done with your property from the standpoint of local authorities having jurisdiction (ie. Code, Zoning, By-law, Conservation, Heritage). A summary of findings report is included.

    You need to obtain/provide a legal survey of your property. A subsurface (soil bearing capacity) investigation is often recommended.

  • We execute the architectural drawings and required permit submission documents needed to make an application, on your behalf, to your local municipality/township’s Planning / Building Department for build approval(s).

    Support with follow-up during the permit review process and build process is included.
